The City of Garland is partnering with Prevarian Companies and Harrison Street to bring new vitality to the community’s medical district.
In May 2013, the City adopted the Forest-Jupiter Transit-Oriented Redevelopment Plan, with recommendations to include a medical district anchored by Baylor Medical Center – Garland. Following Baylor’s 2018 closure, the former hospital campus was recommended as a proposed Veterans Administration Hospital and Clinic in July 2019. In April 2020, the VA Medical Center Garland opened.
The medical center is benefiting from a significant investment by the VA to renovate the buildings and deliver comprehensive services to veterans living in North Texas. As a result, the City seeks to continue the redevelopment of the medical center campus to support the VA’s efforts and fulfill the City’s plans for a full-service medical district.
Located at the northeast corner of North Shiloh Road and Walnut Street, Valoris HealthPark Garland will serve as a renewed, centralized destination for comprehensive health care services for veterans and the residents of Garland. The redevelopment includes the acquisition of five medical office buildings surrounding the VA medical center.
Dallas-based Prevarian Companies, in partnership with Harrison Street, purchased three of the medical office buildings totaling more than 150,000 square feet and will invest in the complete renovation and strategic leasing of these buildings. “We appreciate the vision that the City of Garland has demonstrated and look forward to a partnership that will bring to life an exceptional, multi-discipline health care center,” said Allan Brown, Partner with Prevarian Companies.
The two additional medical office buildings have been purchased by the City and will be demolished in preparation for Prevarian and Harrison Street’s future development of new health care facilities. Valoris HealthPark Garland will include inpatient, outpatient and support services coordinated with the VA and as part of a strategic master plan to bring medical services back to Garland. These investments will work to provide needed services that both complement the VA medical center as well as serve the public in the surrounding community.
Utilizing funds from the 2019 Bond Program, the City will also bring significant streetscape improvements to the area as well as new trails along Duck Creek behind the VA medical center. These new trails will connect to a planned Healing Garden also behind the medical center. The trails will then connect to the larger Garland trail system, bringing greater pedestrian access to the area. Current street improvements projects along the southern portion of Shiloh Road will help increase vehicular access to the medical district from I-635. The City is also working closely with DART to increase accessibility to the medical district from the Forest-Jupiter transit station.
